Samuel Leeds is a British property trainer and investor who sells courses on buying property with little money of your own. The honest answer to the question most people are really asking is this. His main company, Samuel Leeds Limited, filed £7,201,946 of net assets at 31 July 2025. His own website publishes a personal net worth of about £20 million. No public document supports that larger figure, and he has never shown how it was worked out.

On whether he is legitimate, the picture is mixed and you should know both halves. He runs a real, growing, profitable business that files full accounts. He has also been named twice in the House of Commons, and in March 2026 an MP told Parliament his tax advice was “simply wrong”. Property training is not regulated in the UK, so nobody checks the claims before you pay.

What Samuel Leeds Is Actually Worth

This is the part no other page does. Samuel Leeds Limited files full accounts every year, and they are free to read. Here is what six years of filings show.

The company has grown strongly. Net assets more than tripled between 2020 and 2025, and the latest year added about £923,000. That is a real business, and anyone calling it a pure scam has to explain those filings.

But net assets are not the same as personal wealth, and the gap runs both ways. They exclude his home, any personally held property, pensions and savings, so the true figure could be higher. They also include £6.48m of money owed to the company, which is only worth something if it is collected. Either way, £7.2m is the only number with a filing date on it. The £20 million figure appears on his own website and in pages that copy it. If you are weighing up any asset, our guide on how to value a property properly makes the same point: a number without a method is not a valuation.

Two things stand out. Cash rose to £3.69m, which is healthy. And the company holds £2.2m of investment property, so it is not only an education business.

One figure is missing, and it is the one people most want. No profit and loss account is filed, which small companies are allowed to leave out. So turnover and profit are not public. Anyone telling you what Property Investors turns over, or what margin it runs at, is guessing. The fourth entry is worth a note. Property Investors Mediation Service Limited is his own company, and complaints from his own customers have been handled through it. A complaints process run by the business being complained about is not an independent one. For how other public figures structure things, see our piece on celebrity business ventures.

How Samuel Leeds Started in Property

Leeds grew up in Walsall in the West Midlands, one of several children in a Christian family, and has said he was not academic at school. He has described buying his first property in his early twenties and building a rental portfolio before moving into teaching. He founded Samuel Leeds Limited in July 2016 and it has traded ever since.

The methods he teaches are mainstream in the training world: rent-to-rent, serviced accommodation, houses in multiple occupation and deal sourcing. They are legal. They are also harder and more capital-hungry than social media suggests. If you are at the start, our guide to real estate investing for beginners covers the same ground without a price tag.

What Samuel Leeds Actually Sells

The business follows a standard training ladder. Free YouTube content and a free or low-cost introductory event bring people in. From there come paid multi-day courses, then an academy membership, then higher-priced mentoring and mastermind programmes.

We do not publish course prices here, because they change and are not always listed publicly. Ask for the current price, the full programme and the refund terms in writing before you pay anything. Several of the strategies taught, especially short-term and serviced lettings, depend on local licensing rules that differ by council.

What Parliament Has Said About Samuel Leeds

Samuel Leeds has been named in the House of Commons twice. These are not blog posts or forum threads. They are the official record, and they are the single most authoritative thing written about him anywhere.

11 March 2026 — the Finance (No. 2) Bill

Stella Creasy, the Labour MP for Walthamstow, raised him during a Commons debate on the Finance (No. 2) Bill. She told the House that four of the examples of bad financial advice she was citing came from “a particular influencer named Samuel Leeds, who has hundreds of thousands of followers on social media”.

On his claim that you can renovate and sell a home without paying capital gains tax, she said: “That advice is simply wrong.” She pointed to section 224(3) of the Taxation of Chargeable Gains Act 1992 and added that the law “kills that wheeze twice over”. She went on to say the House needed to “call out charlatans such as Samuel Leeds”, and asked the Minister when Mr Leeds “will get a knock on the door from the taxman”.

21 November 2024 — the debate on legal threats

Rachel Gilmour, the Liberal Democrat MP for Tiverton and Minehead, raised his name in a Commons debate on strategic lawsuits against public participation. She told the House about Carrie Jones, whose brother Danny Butcher, an Army reservist, died by suicide in 2019 after attending one of Mr Leeds’s courses. The MP said Mr Butcher was vulnerable and in debt before the course and had tried to get a refund.

According to the MP, after Ms Jones raised concerns she received a letter from solicitors acting for Mr Leeds suggesting she had taken part in a campaign of harassment. The MP also told the House that “The Guardian has found some 15 individuals subject to legal threats from Mr Leeds”, and that his courses “did not appear to be regulated by any professional or governmental body”.

Mr Leeds’s side. A spokesperson quoted in the same debate said: “Danny Butcher’s death in 2019 was a tragedy. Your account of the relevant events is one-sided and misses important context.” The spokesperson added that “Our business and founder were subjected to a campaign of abuse and sustained attacks, including unwarranted defamatory and even obscene and deeply personal publications.” He has consistently denied wrongdoing and has brought legal claims of his own against critics. Our guide to avoiding legal disputes in property covers how these disagreements usually start.

The Tax Claims, and What the Law Actually Says

In January 2026 Tax Policy Associates, the non-profit run by the former head of tax at a City law firm, published a detailed examination of nine tax claims made in his content. It concluded that they do not work. This is the clearest table in the article, so read it before you act on any tax tip from social media.

The claimWhat the law actually says
Renovate a run-down home, sell it, pay no capital gains tax because it was your main residenceRelief is withdrawn where the property was acquired to make a gain — TCGA 1992 s.224(3). Repeated buying and selling may also be taxed as a trade, at income tax rates
No stamp duty on an “uninhabitable” propertyIt turns on whether the building is suitable for use as a dwelling (Finance Act 2003 s.116). The Court of Appeal confirmed in Mudan (2025) that needing repairs is not enough. HMRC says it applies to a small minority of buildings
5% VAT on the whole refurbishment of a long-empty propertyThe 5% rate covers building materials and structural work only (VAT Notice 708). Scaffolding, professional fees, landscaping and carpets stay at the standard rate
Hold property in a trust and inheritance tax cannot touch itPutting property worth more than the £325,000 nil-rate band into a trust triggers an immediate 20% charge, plus a periodic charge of up to 6% every ten years
Give your home to your children seven years before death and pay no inheritance taxIf you carry on living there, the reservation of benefit rules apply and it is taxed as if you never gave it away. It can also raise your children’s capital gains tax bill

Analysis: Tax Policy Associates, 6 January 2026. Statutory wording: legislation.gov.uk. Parliamentary comment: Hansard, 11 March 2026.

The first row matters most, because it is the one repeated in Parliament. The Act says in plain terms that private residence relief “shall not apply… if the acquisition of… the dwelling-house… was made wholly or partly for the purpose of realising a gain from the disposal of it”. If you buy it to sell it, the relief is gone. Buying to renovate and sell is a real strategy, but it is a taxable one. If that is your plan, read our guide to buying a house in Manchester and speak to an accountant first.

Mr Leeds has rejected the criticism and has accused tax advisers of gatekeeping. On one earlier point, about UK rental income and living in Monaco, he accepted he had misunderstood the position.

Reviews and the Trustpilot Score

On Trustpilot the business holds a TrustScore of 4.9 out of 5 from 5,601 reviews, which looks conclusive until you look at the shape of it.

Trustpilot Reviews by Star RatingTrustpilot Reviews by Star Rating4.95 star: 89.0%1 star: 4.0%4 star: 5.0%2-3 star: 2.0%

Share of 5,601 reviews, read 18 October 2026. The profile has been claimed by the company since May 2018 and runs on a paid subscription. Source: Trustpilot.

Two things are worth knowing. The profile is claimed and paid for, which means the company can invite customers to review it. That is allowed and common, but it is not the same as independent sampling. And beneath a 4.9 score there is still a 4% one-star tail — that is well over 200 people. Read those first. They are where the refund and results complaints are.

Is Samuel Leeds Legit or a Scam?

Here is the fair answer, in two halves.

  • He is not running a fake business. Samuel Leeds Limited has traded since 2016, files full accounts, holds £3.69m in cash and £2.2m of investment property, and has grown its net assets every year but one. Thousands of people have left positive reviews.
  • That does not make the courses good value for you. No independent data exists on what share of students go on to buy a property or make money. The company does not publish it, and nobody requires it to.
  • Some of the advice has been contradicted by specialists and in Parliament. That is a matter of public record, with the statute to back it.
  • Nobody is checking before you pay. The sector is unregulated, so the normal consumer safety net does not exist here.

So: a real business, a contested product, and no referee. “Legal” and “worth £5,000 of your savings” are different questions, and only you can answer the second one.

The Regulatory Position

Property investment training is not regulated by the Financial Conduct Authority. Buying a house to let out is not a regulated investment, so the people teaching it do not need authorisation, qualifications or professional indemnity cover.

The practical consequences matter. There is no ombudsman for a course that did not deliver. The Financial Services Compensation Scheme does not apply. Your protection is ordinary consumer law and your contract, so the contract is the thing to read.

Can You Get a Refund?

It depends entirely on the terms you agreed. Under the Consumer Contracts Regulations you normally have 14 days to cancel something bought at a distance, but if you ask for the service to start within that window you may owe something for what was delivered. Attending a live event can end the right to cancel. Get the refund terms in writing before you pay, and keep every email.

How To Judge Any Property Course

  • Check the company first. Search Companies House for the trading name. Look at whether accounts are filed on time and whether net assets are growing.
  • Ask for outcome data. What share of students bought a property within a year? If nobody will answer, treat that as the answer.
  • Read the one-star reviews before the five-star ones.
  • Price the strategy, not the course. Work out the deposit, refurbishment and fees. Our guide to bridging loan interest rates shows how quickly short-term borrowing costs mount up.
  • Get independent advice. A qualified finance broker or an accountant has professional cover. A trainer does not.
  • Never borrow to pay for a course. If you cannot afford it from savings, you cannot afford the strategy it teaches.
  • Start with the free version. Most of the basics, including how to add value to a property, are freely available.

Understanding Property Investment Risk

Property can build wealth slowly. It can also lose money. Interest rates move, tenants stop paying, refurbishments overrun, and selling takes months. Rent-to-rent and serviced accommodation add another layer, because you take on a liability to the landlord whether or not the rooms fill.

Location decides more than strategy does. A cheap flat in the wrong postcode stays cheap. Comparing real listings, such as studio flats in Brixton, tells you more about real yields than any seminar slide.

YouTube and Social Media

Most people meet Samuel Leeds through YouTube, where he posts property case studies and challenges, and he is active on Instagram, X, TikTok and LinkedIn. He was interviewed by Metro in September 2026 about his landlord income.

Audience size is a marketing asset, not evidence that a method works. The same is true across the sector — see our list of rising UK influencers to watch in 2026. A video showing one successful deal tells you nothing about how many failed.

Personal Life

Leeds was born in April 1991 and is open about his Christian faith, which features in his content and his charitable giving. He is married to Benevolence Machekanyanga, who is a director of Samuel Leeds Limited, as is his brother Russell Leeds. We do not publish other personal details that are not on the public record. His own biography is on his website and there is a Wikipedia entry as well.

Why Net Worth Figures Differ Between Sites

Search his name and you will see £10m, £15m, £20m and $30m. They differ because almost none of them are calculated. One site publishes a figure, the next copies it, and after a few rounds it reads like a fact.

We do it differently. We read what has been filed, we say which company it belongs to, and we say plainly when something is unknown. Company net assets are not personal wealth, and we will not invent the gap. When a new set of accounts is filed, this page gets updated.

Frequently Asked Questions

What is Samuel Leeds’ net worth in 2026?

No verified personal figure exists. What is documented is that his main company, Samuel Leeds Limited, filed net assets of £7,201,946 at 31 July 2025, up from £6,278,592 a year earlier. The £20 million figure widely quoted online appears on his own website and is not supported by any public document.

Is Samuel Leeds legit or a scam?

His company is real and files full accounts, so it is not a fake business. But the courses are unregulated, no independent data shows how many students succeed, and some of his tax claims have been contradicted by tax specialists and in the House of Commons.

Is Samuel Leeds regulated by the FCA?

No. Property investment training is not a regulated activity, so there is no FCA authorisation, no ombudsman and no Financial Services Compensation Scheme cover if a course disappoints.

Has Samuel Leeds been mentioned in Parliament?

Yes, twice. Stella Creasy MP named him during the Finance (No. 2) Bill debate on 11 March 2026, saying his capital gains tax advice was “simply wrong”. Rachel Gilmour MP named him in a debate on legal threats on 21 November 2024.

Is Samuel Leeds’ tax advice correct?

Tax Policy Associates examined nine claims in January 2026 and concluded they do not work. On the main one, section 224(3) of the Taxation of Chargeable Gains Act 1992 removes private residence relief where a property was acquired to make a gain.

How much do Samuel Leeds courses cost?

Prices are not consistently published and change over time, so we do not quote them. Ask for the current price, the full programme and the refund terms in writing before paying.

Can you get a refund from Samuel Leeds?

It depends on the contract you signed. Distance purchases normally carry a 14-day cancellation right, but asking for the service to start inside that window, or attending a live event, can reduce or end it.

What happened with Danny Butcher?

Danny Butcher, an Army reservist, died by suicide in 2019 after attending one of Mr Leeds’s courses. The case was raised in the Commons on 21 November 2024. A spokesperson for Mr Leeds called the death a tragedy and said accounts of it were one-sided and missed important context.

How old is Samuel Leeds and where is he from?

He is 35. His Companies House officer record gives a date of birth of April 1991, and he grew up in Walsall in the West Midlands.

Why is his Trustpilot score so high?

It is 4.9 from 5,601 reviews, but the profile is claimed by the company on a paid subscription, which allows it to invite customers to review. Around 4% of reviews are still one star.

Final Thoughts

Samuel Leeds has built something real. The filings show a company worth £7.2m in net assets with £3.7m of cash, and that is not nothing. He has also been named twice in the House of Commons, had his tax claims taken apart by specialists, and operates in a sector where nobody checks anything before you hand over money.

If you are tempted, do three things first. Read his company file on Companies House. Read the one-star reviews. And price the strategy, not the dream. If it still stacks up after that, you will be going in with your eyes open, which is the only sensible way to spend money on property training.
